High-Conversion Leads with Minimal Testing under Budget Constraints
Strategies
Property Segment Selection
Given the strict budget limits, we chose the most effective and fastest approach: compiling a portfolio of projects in the under-$300,000 segment, focusing on the strongest selling points for lead generation. This approach allowed us to acquire highly competitive leads from the start while quickly analyzing lead quality.
For Turkish and French campaigns, we used the under-$500,000 segment, as competition there was significantly lower at the time of launch.
Geo Launches
Since campaigns were run in three languages, each required its own strategic approach:
  • English – The main language, with a global geo-targeting strategy. We segmented by CPM groups in ad accounts and prioritized sales target countries for cold lead generation based on our agency’s internal data analytics.
  • Turkish – Primary geos were Cyprus and Turkey, with additional broader European targeting refined by technical parameters proven to yield the best quality results.
  • French – Targeted mainly France, Belgium, and Monaco, with additional leads from Canada. We tested broader audiences, narrowing by language and excluding certain databases to reduce spam, which is more common in this language segment.
Ad Accounts
To achieve higher conversion rates, we ran campaigns across two ad accounts.
After analyzing results, we identified which account generated the most cost-effective qualified leads and reallocated the budget accordingly.
Analytics and quality tracking
At TargetPoint, analytics and lead quality tracking are a priority. We aim to build long-term client relationships by:
  • Increasing the number of viable leads
  • Reducing the cost of acquiring high-quality clients

Client Segmentation
Cold Audience Focus
We prioritized cold traffic as the most cost-effective and relevant source at lower budgets. By combining geo-targeting with engaging property visuals—such as video tours, striking static images, and continuous value-driven offers—we attracted interest and encouraged immediate inquiries from fresh audiences unfamiliar with the brand.
